Why should your property be in all 6 MLS systems? First there is Crexi, Moody’s, and Costar. All three are MLS systems used nationally by the commercial real estate brokerage industry when searching for properties for their buyers. In addition, for larger properties or properties that can be assembled, these 3 MLS systems are also used as a prime search source by REITs and syndicators.
Loopnet is used by many commercial brokers when searching for their buyers but more importantly, it is the ‘public commercial MLS’ (similar to residential Zillow), used as a source by many buyers who are looking on their own.
IRES and REColorado are the two residential MLS systems that we also utilize for our sellers. Why use residential MLS systems when marketing commercial real estate? First, both have a commercial and multi-family listings section. But most importantly, we have found that about 25% of residential agents have at least one big investor they know and are actively searching for, so these two systems can be a solid source for marketing. In fact, many residential brokers have a multi-family portfolio themselves and are networked with other multi-family buyers.
We know residential specialists who have not only done big multi-family deals but also large office deals and even hotel transactions. As a seller, you’d be missing a significant amount of prospects by skipping the residential MLS systems as a valuable marketing source.
